Comps only tell part of the story. Standing in a dated kitchen, the questions that matter are what the work really costs, how long it actually takes, and where budgets tend to slip. I can help answer those from experience, because I've managed these projects myself.
- Flips: acquisition analysis with real rehab numbers and realistic timelines, plus resale strategy when the work is done
- New construction: I have general-contracted ground-up builds, and that experience helps in evaluating builders, budgets, and build quality
- Buy and hold: honest guidance on which DFW submarkets and property types actually pencil out
And if a deal doesn't make sense, I'll say so. Honest analysis is the whole point.
