    A pre-approval letter makes your offers credible. If you don't already have a lender, I'll connect you with ones who close on time.

  3. Tour with experienced eyes

    At every showing I'm looking beyond the paint: foundation, roof, systems, and the quality of any renovation work. You'll understand the difference between cosmetic and costly before you fall in love with a house.

  4. Offer and negotiate

    A competitive offer that doesn't overpay, structured with the terms that win in this market. When the inspection comes back, knowing what each item actually costs to fix helps us negotiate repairs fairly and effectively.

  5. Close with no surprises

    Option period, appraisal, final walkthrough, closing table. I manage the timeline carefully so nothing falls through a crack.
